VERTICAL STUDIO PROJECT | VACANT CITY? Designing for a continued use of endangered spaces in Kassel

In urban areas, vacancy often has speculative causes and affects rent increases on the housing market in the surrounding neighborhood. As in the rest of the portfolio, vacancies also store a lot of gray energy. In the face of the tight housing market and the climate crisis, the studio aims to outline the opacity of vacancies, create transparency and develop designs for the reactivation and repurposing of vacant buildings in Kassel.

How much vacancy does Kassel have, what does it cost the public sector and what organizational, economic and legal levers are there?
In order to understand the effects of vacancy, we look at theoretical concepts in connection with concrete case studies in Kassel. What ways of thinking and acting in relation to vacancy can be traced historically? Which concepts can be applied for urban development oriented towards the common good and against profit interests? What specific recommendations for action can be derived regarding financing, ownership and operating models?

Vertiefungsseminar | Planning instruments for a socio-ecological housing turn

The seminar “Urban planning tools for cooperation and care” will focus on
developing a glossary of transformative practices of urban regulation and land policy. We will examine existing and historical examples of tools used in urban planning and land policies that aim to thwart speculation and develop available, affordable and inclusive spaces of reproduction in the City.

Economics, in general, is often being used for explaining why social change is not possible. But this is not necessarily so. Economy can be a context for change. With this seminar, we want to analyze and understand socio-economic aspects of urban space: the interdependencies of the building economy and the housing crisis, ownership and affordability, financing, and project development, as well as comprehensive eco-social costs in the context of climate and distributive justice.

Seminar | Collective Space in Housing

In this seminar we examine social, economic and spatial relations that interconnect the object of home with the policy of housing and the economy of real estate. Phenomenons like asset based welfare, land speculation, social surplus value, participatory process, rent control, ownership structure, gentrification, uneven development and others will be superimposed onto the design and structure of iconic social and public housing projects. We will ask a question: How is collectivity achieved as a spatial requirement for collective housing projects and how does housing produce economic interdependencies that go well beyond these projects?

In the current building policy discourse, the preservation and continued use of existing buildings is being addressed from the perspective of sustainability. We are taking this as an opportunity - in close connection with the courses VERTICAL STUDIO PROJECT: EMPTY CITY? and RECHERCHE STUDIO: EMPTY CITY - to record the gray energy and gray emissions tied up in existing buildings.

Using local examples from different perspectives, we will explore the question of why these buildings have not been used for a long time, have only been used temporarily or are threatened by vacancy, and what potential lies dormant in them.

In urbanen Gebieten hat Leerstand häufig spekulative Ursachen und wirkt sich auf Mietenanstiege auf dem Wohnungsmarkt im umliegenden Quartier aus. Wie im restlichen Bestand ist auch in Leerstand noch viel graue Energie gespeichert. Im Angesicht des angespannten Wohnungsmarktes und der Klimakrise will das Studio die Intransparenz von Leerständen skizzieren, Transparenz schaffen und Entwürfe für die Reaktivierung und Umnutzung leerstehender Gebäude in Kassel entwickeln.

Wie viel Leerstand hat Kassel, was kostet er die öffentliche Hand und welche organisatorischen, ökonomischen und juristischen Stellschrauben gibt es?
Um die Wirkungsweisen von Leerstand zu verstehen, betrachten wir theoretische Konzeptionen in Zusammenhang mit konkreten Fallbeispielen in Kassel. Welche Denk- und Handlungsweisen in Bezug auf Leerstand lassen sich historisch nachzeichnen? Welche Konzepte lassen sich für eine gemeinwohlorientierte Stadtentwicklung und gegen Profitinteressen anwenden? Leerstand provoziert zum Nachdenken über das, was an dieser Stelle geschehen wird oder möglich wäre. Wir werden anhand von lokalen Beispielen auf unterschiedlichen Betrachtungsebenen der Frage nachgehen, weshalb diese Gebäude lange Zeit nicht bzw. nur zwischengenutzt werden oder von Leerstand bedroht sind und welche Potentiale in ihnen schlummern.
